MEASURED SURVEYS
We begin by taking measurements of your current property and producing a complete set of existing drawings with the help of our experienced surveyor. This will include all floor plans, elevations, and a mandatory site location plan for the planning department. Once we complete the drawings, we can begin working on your dream property.

PLANNING SUBMISSION
Once you’ve prepared a full-proof plan and chosen the best design for your home, it’s time to convert your vision into a reality. Our third step involves submitting your final proposal to the local authorities and seeking permission to move forward with the project. Local authorities might take approximately one or two weeks to register your online application.
Post-registration, you will be assigned a planning officer to review your application. It takes almost eight to ten weeks for the proposal to be approved. Likewise, your neighbours are also given two-three weeks to comment on your application. We liaise with the planning officers on your behalf during this entire process to make things faster and better.
BUILDING REGULATIONS
The fourth stage requires that the proposed plan adheres to the UK building regulations that every building must follow before construction. Once the proposal is approved, we will prepare a detailed plan to meet building regulations. Our construction drawings include details such as foundations, drainage, wall construction, insulation, structure, and more. Depending on your design, we may require further input from a specialist. This could be a structural engineer, party wall surveyor, or SAPS assessor.
We will work closely with these independent professionals to provide you with a complete set of construction drawings that meet current building regulations. Once the construction drawings are done, we will submit them to your local authority or a private building control inspector to review and ensure they comply with the current UK building regulations. We will also be liaising with the building regulations inspector on your behalf during this time.

The fifth stage is exciting since your dream home can start to become a reality. Once the building regulations inspector approves the construction drawings, you will have a complete drawing package. You can choose a contractor of your choice or reach out to us. We will recommend the best contractors for your project depending on your location and the services you want to avail.
